B3 was hired at this project to fix a few small problems in the home. The house was taking on water in multiple locations and causing black mold and poor living conditions for the tenants. Like a lot of rental properties, the upkeep of the home was not done for decades. When we arrived, it was very clear to us that there was more here to do then the homeowner realized. After doing a full inspection, a new plan was made a extensive work was completed. Here we are showing the end results of lifting a section of the home and building a foundation underneath. In other photos we will show that the floor system in the same section was rotten and had to be practically replaced. In other sections of the home we reinforced the foundation with structural applied cement coatings and a waterproof membrane, then placing footing drains to carry the water around the house and exit in a safe location. While we were here, an october snow storm dropped an oak tree across the ridge of the home. Although it was destructive, we were able to replace the roof, create an attic space, better insulate the home, add better lighting, and put in a bathroom fan to terminate the moisture problem that had been effecting the house for years. Due to financial restraints we had to focus on the function of the areas we were working on, building them in ways to later add to the aesthetics. All in all, the house, the homeowner, and the tenants are happier now then ever. The home has much better air quality, no water infiltration, and better insulation. One of our main concerns in building is the health of the home, and here we succeeded in so many ways and left the path to add architectural beauty when the time is right.
